The tenancy is terminated unless the Tenant pays the outstanding rent arrears and other amounts owed to the Landlord by the specified deadlines. If the Tenant does not make the required payments, the Tenant must vacate the rental unit by April 30, 2024, and the Landlord may then file the order with the Court Enforcement Office for enforcement.
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
