Landlord applied for an order to terminate the tenancy and evict Tenant due to substantial interference with the Landlord's rights, damage to the rental unit, and persistent late payment of rent. The Landlord alleged the Tenant left belongings on the fire escape, obstructed access to the main entrance, littered in the hallway, caused water damage from leaking fish tanks, and was persistently late in paying rent.
Landlord argued he needs rent paid on time to pay his own bills and mortgage.
